Notice of Decision NOTICE OF DECISION Pursuant to N.J.S.A. 40:55D-10(i) PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") did, on the 16th day of April, 2026, formally adopt a Resolution memorializing the action of the Board taken at its meeting granting Flora Lax approvals with regard to the property known as Lot 34 in Block 22 as shown on the Official Tax Map of the Township of Ocean and located at 240 Overbrook Road, New Jersey ("Property"). The approval permits the construction of a new three (3) story single family home with an uncovered front porch, an attached cabana, a covered rear porch, an inground pool with patio and equipment, a driveway and front walkway. In conjunction with the approval, the Board granted bulk variance relief pursuant to NJSA 40:55D-70(c)(1) and (2) for: a deficient front yard setback on where thirty (30) feet is required and 23.41 feet is proposed. PLEASE TAKE FURTHER NOTICE that the resolution and materials relied on by the Board at the meetings April 16th, 2026 are on file at the office of the Board located at 399 Monmouth Road, Oakhurst, NJ.
