NOTICE OF HEARING
Take Notice that on the 23rd day of March, 2026, at 7:00p.m., a hearing will be held before the Borough of Fair Lawn Zoning Board of Adjustment at the Municipal Building, 8-01 Fair Lawn Avenue, Fair Lawn, New Jersey on the appeal or application of the undersigned for a variance or other relief so as to permit
Proposed replacement of existing garage. Existing garage has a side yard setback of 2.4' and 1.80' and rear yard setback of 2.43' and 2.40' where 4' is required. Proposal is to replace the existing garage with a new garage expanding the front 2.' The proposal is to maintain existing side and rear yard setbacks and preserve the location on the driveway. Accessory structures require a 4' setback from any property line as per Borough Ordinance 125-33A.2 Accessory buildings, structures and uses
on the premises located at 13-12 Bellair Avenue and designated as Block 4520 Lot 23 on the Borough of Fair Lawn's Tax Map.
And any other variances and/or waivers that may be required for this application.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Zoning Board of Adjustment
PLEASE BE ADVISED that in accordance with the provisions of the Open Public Meetings Act P.L. 1975 Chapter 231, due to the COVID-19 pandemic, the Zoning Board of the Borough of Fair Lawn will hold their regularly scheduled meeting on March 23, 2026 online via "Zoom"
