Pursuant to a judgment of foreclosure and order of sale in the above-entitled action, dated October 21, 2025 and entered on October 21, 2025, I, the undersigned, the Referee of said judgment named, will sell at public auction at the Tompkins County Court House (basement level - conference room) in the City of Ithaca, County of Tompkins and State of New York on December 2, 2025 at 1:00 p.m., subject to covenants and restriction and easements of record, subject to violations, zoning regulations and ordinances of the city, town, village or county in which the premises lie, subject to existing leases, tenancies and occupancies, subject to all real property taxes, assessments, water and pollution control charges, subject to the liens of any prior judgments, mortgages or other encumbrances of record, subject to the right of redemption of the United States of America, if any, and subject to such state of facts that an accurate survey may disclose, the mortgaged premises directed in and by said judgment to be sold, commonly known as 756 Enfield Falls Rd., Town of Enfield, County of Tompkins and State of New York and described as follows:
ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Enfield, Tompkins County, New York, bounded and described as follows:
BEGINNING at a point in the centerline of Enfield Falls Road (NYS Rte. 327), which point lies S 10°26' W, 19.8 feet from a set iron pin, and which point marks the southwest corner of lands and premises of " Ryan" (per Deed at L. 664, P. 924): thence N 10°26' E along the westerly boundary of said premises of Ryan and passing through the aforesaid iron pin at 19.8 feet, a total distance of 226.9 feet to a point marked by an iron pin set and buried, which point marks the southeast corner of premises formerly of "Knewstub" (per Deed at L. 567, P. 622), now belonging to the Grantor herein, Ranselar E. Dann, II, fka Ranselar E. Vanderpoel, II; thence S 87°45' W, along the southerly boundary of said Knewstub (now Dann) premises 150± feet* to a point marked by a set iron pin, which point marks the northeast corner of lands and premises formerly of "Babcock" (per Deed at L. 635, P. 10 ), now belonging to "Corcoran" (per Deed at Instrument No. 512416-002); thence S 14°41 ' W, along the easterly boundary of said Babcock (now Corcoran) premises, and passing through an iron pin at 129.10 feet, a total distance of 154 feet to a point in the centerline of Enfield Falls Road (NYS Rt e. 327); thence along the centerline of Enfield Falls Road (NY5 Rte. 327) along a curve to the left having an arc distance of 163± feet; a chord bearing of S 65°14' E, and a chord distance of 162.7 feet to the point or place of beginning.
COMPRISING a parcel of land of 0.67 acre, with improvements, as shown on a Survey Map dated August 25, 2004, made by Kenneth A. Baker, P.L.S., entitled "Portion of Lands of Richard G. & Diane Fitzpatrick Blaisdell," a copy of which is attached to this Deed to be recorded as a page hereof.
*This distance is shown as 155.60 feet on a Survey Map entitled "Survey Map, No. 750 Enfield Falls Road," made by T.G. Miller, P.C., dated July 19, 2005, filed on August 18, 2005 as Instrument No. 477695-002.
