PUBLIC NOTICE
Please take notice that 120 Jack Martin Development LLC ("Applicant") has filed an application for development with the Pennsauken Township Planning Board ("Board") regarding real property located at 1071 Route 73 and designated as block 2001, lot 6 on the municipal tax map. The Applicant seeks minor site plan approval to convert the existing 2,887 sf building into a Starbucks coffeehouse with a drive thru.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 141-86(C)(2)(a) – maximum number of signs: 2 permitted; 7 proposed;
2. Section 141-73 - minimum parking space size: 10 ft x 20 ft required; parking spaces smaller than 10 ft x 20 ft existing and proposed;
3. Section 299-61 (A) - minimum handicapped parking space size: 12 ft x 20 ft required; 2 parking spots < 12 ft x 20 ft proposed; and
4. Section 141-87(D) – one off-street loading space required; none existing or proposed.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board on November 25, 2025 at 6:30 p.m. in-person in the Pennsauken Municipal Building, 5605 N. Crescent Boulevard, Pennsauken, New Jersey 08110 at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's offices located at Pennsauken Municipal Building, 5605 N. Crescent Boulevard, Pennsauken, New Jersey and is available for public inspection during regular business days and hours. It is recommended that any interested party contact the Zoning Board Secretary, Daniela Tavarez-Martinez, either by telephone at (856) 665-1000 extension 155 or by e-mail at dtavarez@pennsauken.gov regarding questions that you may have about this application. The application may be adjourned to another date without further notice to you and you are advised to contact the Board office in order to confirm the date and time of the hearing.
