PUBLIC NOTICE
Please take notice that James Doback ("Applicant") has filed an application for development with the Borough of Collingswood Planning Board of Adjustment ("Board") regarding real property located at 267 Harvard Avenue and designated as block 19.03, lot 36 on the municipal tax map. The property is improved with a two-story dwelling, detached garage and associated improvements. At the time Applicant purchased the home in or around 1991, a portion of the garage was already fit out with a home personal office. About thirty years ago, the Applicant constructed an approximately 238 square foot addition to the detached garage which has since been used by the Applicant and their children as a sitting area and playroom. Home personal offices are a permitted accessory use in the SF-D2 zone, however, accessory living areas not permitted. The Applicant seeks a D(1) use variance for the existing accessory living area.
The Applicant also seeks approval of the following variances under the municipal land use ordinance:
1. Section 141-45(B): minimum setback for accessory structures: 5 feet required; 3.24 feet existing and proposed (garage), and 3.42 feet existing and proposed (sitting area); and
2. Section 141-45(C): maximum gross floor area for accessory structure: 500 sf permitted; 730 sf existing and proposed (existing nonconformity).
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on November 24, 2025 at 7:00 p.m. in-person at the Borough of Collingswood, Community Center, 30 W. Collings Avenue, Collingswood, New Jersey, at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office in the Borough of Collingswood, Community Center, 30 W. Collings Avenue, Collingswood, New Jersey and is available for public inspection during regular business hours.
