PUBLIC NOTICE TAKE NOTICE THAT, pursuant to the ORDER of the Superior Court, under docket no. ATL-L-3192-21, the application of Janet Cole, filed with the Planning/Zoning Board of the City of Estell Manor, County of Atlantic and State of New Jersey, will be heard by this Board on 10 December 2025, in the Municipal Building, 148 Cumberland Avenue, Estell Manor, NJ 08319, commencing at 7:00 P.M. Interersted parties may be heard at that time. This application will seek, pursuant to NJSA 40:55D-71 c-1, et seq., hardship variance relief for property located at 78 Maple Avenue, in the City of Estell Manor, also known as Block 24, Lot 12,02 on the tax map of said municipality. The subject property is located in an R-25 zone, which nominally requires a 200 foot setback from Maple Avenue. The applicant seeks a 100 foot setback.The hearing will be conducted upon a review and analysis of the transcript of record previously established, and the submission of exhibits admitted, concerning this property. Legal argument will be entertained.
