PUBLIC NOTICE
Please take notice that Train Station Dental, LLC ("Applicant") has filed an application for development with the Borough of Audubon Joint Land Use Board ("Board") regarding real property located at 40 East Atlantic Avenue (County Route 729), designated as block 156, lots 1 & 2 on the municipal tax map. The Applicant proposes to expand the existing building with a 1½ story addition. This would consist of 710 s.f. on the first floor to provide space for more patient treatment rooms and a hygienist space, and 206 s.f. on the second floor for additional office space. The Applicant seeks preliminary and final major site plan approval from the Board. The Applicant also seeks use variance approval to permit the expansion of a professional office where that use is not permitted.
The Applicant seeks approval of the following variances under the municipal land use ordinance:
1. Ordinance Section 113-382(3)b.1-to permit a front yard setback of 12.79 ft. from East Atlantic Avenue. The ordinance requires a minimum front yard setback of 20 ft.;
2. Ordinance Section 113-382(3)b.3: to permit a rear yard setback of 4.17 ft. from railroad right-of-way. The ordinance requires a minimum rear yard setback of 25 ft.; and
3. Ordinance Section 113-382(3)c.2: to permit impervious coverage of 59.2%. The ordinance allows a maximum impervious coverage of 40%.
The Applicant also requests any additional variances, submission waivers, additional exceptions, design waivers, de minimis exceptions, interpretations, modifications of conditions of prior approvals, continuation of any preexisting non-conforming conditions, conditional use approval, other approvals reflected on the plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application by the Board and its professional staff, and permits requested or required by the Board at the public hearing.
This application shall be considered by the Board at a public hearing on January 14, 2026 at 7:00 p.m. in-person at the Borough of Audubon municipal building, first-floor meeting room/courtroom, 606 W. Nicholson Road, Audubon, New Jersey at which time you may appear either in person or through an attorney and present any objection that you may have to the granting of this application. A copy of the application and supporting documentation is on file in the Board's office located in the Borough of Audubon municipal building, 606 W. Nicholson Road, Audubon, New Jersey, and is available for public inspection during regular business hours.
