Please take notice that on May 7, 2026, at the Borough of Atlantic Highlands Municipal Building, 100 First Avenue, Atlantic Highlands, New Jersey 07716, the Atlantic Highlands Planning Board will hold a hearing on the application of the undersigned, at which time and place all interested persons will be given an opportunity to be heard. Said meeting will take place at 7:00 P.M.
THE PREMISES in question are in the R-2 zoning District, Tax Map Block 74, Lots 2 and 3 more commonly known as 22 Prospect Circle, Borough of Atlantic Highlands, Monmouth County, New Jersey 07716.
THE APPLICANT IS SEEKING minor subdivision approval of lots 2 and 3, which were merged by operation of law. The applicant will seek the following variances:
Lot area of 8,637.3 sq. ft. where 15,000 sq. ft. is required for Lot 2.Lot area of 14,094.2 sq. ft. where 15,000 sq. ft. is required for Lot 3.Lot shape diameter of 48 ft. where 65 ft. is required for Lot 2.Side yard set back of 4.2 feet where 15 ft. is required for Lot 3.Rear yard set back of 14.5 feet where 30 ft. is required for Lot 3.5,120.98 sq. ft. impervious coverage/building coverage where 5,044.65 sq. ft. is permitted for Lot 3Lot disturbance on Lot 2 of 7,667 sq. ft. where 4002.9 sq. ft. is permitted.A d(2) variance for intensification of a non conforming use as to Lot 3
