PLANNING BOARD
PLEASE TAKE NOTICE that AJDM Chatham, LLC (the "Applicant") has filed an application (Application No. PB-26-01) with the Borough of Chatham Planning Board (the "Board") for preliminary and final major site plan approval with respect to certain property located at 29, 33, 37, and 39 River Road, Chatham Borough, New Jersey (the "Property"). The Property is identified as Block 140, Lots 10, 9, 8, and 7.01 respectively on the official tax map of the Borough of Chatham and is located in the Gateway Overlay (GAHO-1) Affordable Housing Zone District.
The Applicant is seeking preliminary and final major site plan approval from the Board to construct a 4-story mixed-use inclusionary residential and retail building with parking (the "Project"). The Project proposes 100 residential units with approximately 2,550 square feet of ground floor retail space. The Project proposes 210 parking spaces in a basement level and 31 spaces at grade level.
The Applicant also proposes associated site improvements including paving, signage, stormwater and drainage facilities, lighting, and other improvements in connection with the Project.
In addition to the above approvals, the Applicant seeks design waiver relief from the Board pursuant to N.J.S.A. 40:55D-51 and §165-82B(1) of the Borough Code, which requires a landscaped area at least the size of a parking space for every ten (10) parking spaces. Three (3) landscaped areas are required at the grade parking area. No such landscaping is proposed by the application.
The Applicant further requests that the application be deemed amended to include, and that the Board grant, any additional approvals, variances, exceptions, deviations, or waivers determined to be necessary or desirable in the review and processing of this application, whether requested by the Applicant, the Board or otherwise.
A public hearing on said application will be held by the Board on June 3, 2026, at 7:30 p.m. at the Chatham Borough Hall located at 54 Fairmount Avenue, Chatham Borough, New Jersey 07928 at which time any interested party may appear, if they so desire, either in person or by attorney and ask questions, cross examine witnesses and present testimony and any comments they may have with respect to this application.
All maps and documents relating to this application are on file with the Borough's administrative officer and available for inspection in the Clerk's Office at the Chatham Borough Municipal Hall, 54 Fairmount Avenue, Chatham, New Jersey, at least ten (10) days prior to the public hearing and may be viewed by the public between the hours of 9:00 a.m. and 3:00 p.m., Monday through Thursday and between 9:00 a.m. and 1:00 p.m on Fridays (except holidays).
This notice is being sent to you by the Applicant as required by the State of New Jersey's Municipal Land Use Law (N.J.S.A. 40:55D-10 and 12).
