PLEASE TAKE NOTICE:
That Nerijus Zukas has applied to Township of Freehold Planning Board for bulk variance approval and minor subdivision approval for a lot line adjustment to reconfigure existing lots 14.01 and 14.02. Applicant is seeking to increase the size of the undersized lot 14.01(homestead lot) to permit the construction of a proposed detached garage and a future single-family home on proposed lot 14.02. This property is located in the R-120 zone at 815 Waterworks Road, Freehold, NJ 07728, also known as Block 8, Lots 14.01 & 14.02 as shown on the official tax map of Freehold Township.
The Applicant seeks the following variances and/or design waivers for relief from the following requirements:
Proposed Lot 14.01: lot area 112,763.41 sq. ft. proposed, whereas 120,000 sq. ft. required; width at building line (interior lot) 178.62' proposed, whereas 300' required; lot frontage 178.62' proposed, whereas 300' required; front yard setback (principal building) 61.8' proposed, whereas 65' required; side setback 19.1' proposed, whereas 30' required;
Proposed Lot 14.02: width at building line (interior lot) 25.06' proposed, whereas 300' required; lot frontage 25.06' proposed, whereas 300' required;
Applicant also seeks variance relief for: proposed detached garage: height 24' proposed, whereas 16' permitted; per 190-162 E- applicant proposes 2 cut-outs measuring 18x60' for passing vehicles with +/- 1 ' from the shared property line, whereas 5' required; applicant also seeks c bulk variance approval for the continued use of the accessory structure concrete 1 story building for use as a storage/cellar, whereas this is not a permitted accessory structure/ use.
The applicant may seek additional variances and/or waivers and exceptions or interpretations as required by law or Township of Freehold Planning Board including but not limited for re-approval and/or reaffirmation of any and all other relief that may have been granted in any prior applications.
This application will be heard by Township of Freehold Planning Board at a public meeting on May 7, 2026 in the Council Chambers at 1 Municipal Plaza, Freehold, New Jersey. The meeting will commence at 7:00 P.M. at which time you may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The application and supporting documents of this application are on file with the Planning Board Secretary and are available for inspection between the hours of 9 AM and 4 PM, Monday - Friday at the office of the Secretary at the Municipal Building 1 Municipal Plaza, Freehold, NJ.
