PLEASE TAKE NOTICE, that the undersigned, PRIMEVEST PROPERTIES, LLC has filed an application with the Planning & Zoning Board of the Borough of Chesilhurst so as to permit the construction of a four-unit attached residential dwelling, which requires the following relief:
A (D) use variance is requested from §285-100.B to permit a multifamily dwelling as a principal use where none are listed.A variance is requested from Pinelands Comprehensive Management Plan Subchapter 5, 7:50-5.28.(a).1.vi to permit a maximum density per acre of 5.81 dwelling units where 1.125 dwelling units per acre are permitted.A variance is requested from §285-100.D(1) to permit a rear yard setback of 47.2 feet where a minimum of 50 feet is permitted.A variance is requested from §285-100.D(1) to permit a floor area ration of .294 where a maximum of .2 is permitted.A variance is requested from §285-108.A & §285-108.B to allow the residential use density to increase to 4 residential units without the addition of Pinelands Development Credits.A partial waiver is requested from §247-9.D to allow no curbing at all driveway openings.A waiver is requested from 285-54.E(12) to allow stormwater management facilities within the buffer area.Any and all other variances or waivers as deemed necessary by the board.
The lot is designated as Block 1209, Lot 9 on the Township tax map, and this notice is sent to you as an owner of property within 200 feet of the property.
The Applicant will also seek any variance relief or other approvals that are deemed necessary or appropriate by the Board and which may arise during the hearing process.
A public hearing will be held on December 3, 2025 at 7:00 PM at the Court Room of the Municipal Building at Second and Grant Avenues, Chesilhurst, New Jersey 08089.
You may appear at said hearing, either in person, or by agent or attorney, and present any objections you may have to granting the relief sought. This notice is sent to you by the Applicant in accordance with the requirements of the Borough of Chesilhurst and the Municipal Land Use Law N.J.S.A. 40:55D et seq.
