You are hereby notified that a Public Hearing will be held on April 23, 2026 at 7:00 p.m. to consider the application of GLR Property Management, LLC for property located at 104 Cornell Avenue, Berkeley Heights, NJ particularly known as Block 1715, Lot 1 on the Township Tax Maps for a variance approval related to the following conditions that are deviations from the general standards of the R-15 zone: Building Coverage 15% max permitted, 11.07% existing and 20.66% proposed; Total Coverage Combined 25% max permitted, 18.14% existing and 28.42% proposed. In addition, §11.1.3D limits driveways to a maximum width of 18' wherein 24' is proposed. There is also a pre-existing non-conforming front setback that has not otherwise been exacerbated or caused by the applicant. The existing (double corner) front setback is 34.4' on Cornell Avenue and 24.4' on Hillcrest Avenue and front setback will remain unchanged as a non-conforming front setback condition at 34.4'on Cornell Avenue and 24.4' on Hillcrest Avenue. There are additional pre-existing non-confirming conditions that will remain as well. The lot area is 14,178 sq. ft. whereas 15,000 sq ft. is required for a regular lot and 16,500 sq ft. for a corner lot. The lot depth is 118' wherein 130' is required. Lot area and lot depth remain unchanged. This property is located within 200 feet of you.
Applicant seeks any variances as enumerated and also seeks such other and further relief for variances as may be requested or otherwise required by the applicant, board, or its' professionals at the time of the hearing along with any requests for design waivers from an engineering, planning, architectural or other standpoint as well as any exception and/or variances from the Township or other governing body requirements that may be deemed necessary or otherwise requested by applicant in their application or as proposed during the hearing.

This appeal is now on the Secretary's calendar, and a public hearing has been ordered for Thursday evening, April 23, 2026, at 7:00 p.m., in the public meeting room of the Municipal Building (Room 155, the "Berkeley Room"), 29 Park Avenue, Berkeley Heights, NJ at which time you may appear either in person or by attorney and present any objection which you may have to the granting of this appeal. Copies of said plans may be found in the office of the Board Secretary between the hours of 8:30 a.m. and 12 Noon or between 2:00 p.m. and 4:00 p.m. Monday through Friday. (During the summer the office closes at 1:00 p.m. on Fridays.)
