SPECIAL COMMISSIONER'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS 1ST
WHEREAS, on the 23rd day of July, 2018, Preston Thomas and Dorothy Jacobs, Husband and Wife, executed and delivered a certain Deed of Trust unto Scott Everett, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Everett Financial, Inc. d/b/a Supreme Lending, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 7222 at Page 4004 Instrument# 1632108; and
WHEREAS, on the 15th day of June, 2023, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Book 7297 at Page 1 Instrument# 1834462; and
WHEREAS, on the 10th day of June, 2021, Mortgage Electronic Registration Systems, Inc. ('MERS"), as beneficiary, as nominee for Everett Financial, Inc. d/b/a Supreme Lending, assigned said Deed of Trust unto Lakeview Loan Servicing, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7265 at Page 8926 Instrument# 1754136; and
WHEREAS by Order granting Default Judgment and Final Judgment on the Pleadings, in the matter of Lakeview Loan Servicing, LLC vs. Preston Thomas, et al; Cause No.: 24-CV-1450 T/1 in the Chancery Court of Hinds County, Mississippi, First Judicial District, rendered on the 21st day of August, 2025, which confirms title to the subject property in the name of Preston Thomas, subject to the Deed of Trust filed in the land records in Hinds County in Instrument No.: 1632108 and recognizes said Deed of Trust to be a valid, perfected and enforceable first priority lien on the subject property. The Order further authorizes judicial foreclosure of the subject Deed of Trust recorded in Instrument No.: 1632108, and appoints Dean Morris, LLC, Special Commissioner for purposes of conducting the Judicial Foreclosure Sale. Said Order appearing in the Chancery Clerk for the First Judicial District of Hinds County, Mississippi's land records in LD Book 7319 at Page 8072 on August 29, 2025; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 5th day of December, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit:
Lot one (1), Block "A", Meadow Oaks Park, a subdivision according to the map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Plat Book 18 at Page 37, reference to which is hereby made.
I will only convey such title as is vested in me as Special Commissioner.
