SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, Ray Van Davis executed that certain Second Deed of Trust, dated August 6, 2021, for the benefit of Knoxville Habitat for Humanity that is of record at Instrument No. 202108110011688 in the Knox County Register of Deeds Office, Tennessee (the "Deed of Trust"); and
WHEREAS, Knoxville Habitat for Humanity assigned the Deed of Trust and the indebtedness secured by the Deed of Trust to Southeast Bank by Assignment of Deed of Trust of record at Instrument No. 202508150009608 in the Knox County Register of Deeds Office, Tennessee; and
WHEREAS, pursuant to that certain Appointment of Substitute Trustee of record at Instrument No. 202508190010442 in the Knox County Register of Deeds Office, Tennessee, Southeast Bank appointed Oliver D. Adams as Substitute Trustee under the Deed of Trust.
NOW, WHEREFORE, premises considered, Oliver D. Adams, Substitute Trustee, will sell for cash, at a foreclosure sale requested by Southeast Bank, the owner and holder of the indebtedness secured by the Deed of Trust, the property described below. The sale will be at the front door of the Knox County Courthouse – City County Building, 400 Main Street, Knoxville, Tennessee 37902, on December 12, 2025, at 1:30 p.m., prevailing time.

SITUATED in District No. One (1) of Knox County, Tennessee, and within the 12th Ward of the City of Knoxville, Tennessee and being known and designated as Lot 20, Block "F", of the re-subdivision of Riverview Terrace and Riverview Gardens, as same as shown by map of record in Map Book 14, Page 157 in the Knox County Register of Deeds Office, and being more particularly described as follows:
Beginning at an iron pin at the point of intersection of the Northeastern line of Crestview Street (formerly Hall Street) and the Northwestern line of Seminole Avenue; thence from said point of beginning along the Northeastern line of Crestview Street (formerly Hall Street) North 29 degrees 42 minutes West, 142.5 feet to an iron pin corner to Lot 1; thence with the line of Lot 1, North 60 degrees 00 minutes East, 55.65 feet to an iron pin corner to Lots 1, 2, and 19; thence with the line of Lot 19, South 30 degrees 00 minutes East, 142.5 feet to an iron pin in the Northwestern line of Seminole Avenue; thence with said Northwestern line of Seminole Avenue South 60 degrees West 56.4 feet to the point of beginning.
Together with and subject to all applicable easements, appurtenances, covenants, restrictions, and conditions.
Being the same property conveyed to Ray Van Davis by deed of record at Instrument No. 202108110011686 in the Knox County Register of Deeds Office.

The above-described property will be sold AS IS, WHERE IS, WITH ALL FAULTS, WITHOUT REPRESENTATION OR WARRANTY, and subject to unpaid taxes, prior deeds of trust, all easements, all restrictions, all conditions, all covenants, the rights of tenants in possession of said premises, if any, prior claims, and/or any matters of record with priority over the Deed of Trust. The proceeds of the sale will be applied to all indebtedness secured by the Deed of Trust and as required by the Deed of Trust and applicable law. The right is reserved to adjourn the day and time of sale by announcement at the time and place set forth above or at the time and place of any further postponement. To the extent there is a discrepancy between the legal description and the address of the property, the legal description of the property will control. The terms of the sale, if any, will be announced by the Substitute Trustee at the time of the sale and shall be binding.
