SUBSTITUTE TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF LAMAR
WHEREAS, on the 16th day of December, 2024, Anthony D. Jackson and Katie Leigh Jackson executed a Deed of Trust to Nicole T. Lewellyn, Trustee for the benefit of PriorityOne Bank, said Deed of Trust is recorded in Deed of Trust Book 2086 at Page 479 in the Office of the Chancery Clerk of Lamar County, Mississippi;
WHEREAS, the aforesaid PriorityOne Bank, the holder of said Deed of Trust and the promissory note secured thereby, substituted Derek A. Henderson as Trustee therein as authorized by the terms thereof, by instrument dated November 12, 2025 and recorded November 24, 2025, in the Office of the Chancery Clerk of Lamar County, Mississippi, in Deed of Trust Book 2133 at Page 11;
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, PriorityOne Bank, having requested the undersigned Trustee to execute the trust and said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Trustee's fees and expenses of sale; and
NOW, THEREFORE, I, DEREK A. HENDERSON, TRUSTEE, in said Deed of Trust, will on the 9th day of January, 2026, offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being the hours of 11:00 a.m. and 4:00 p.m.) at the East Front Door of the William J. Gamble, III Chancery Building, at Purvis, Mississippi, the following described property situated and lying in Lamar County, Mississippi, to-wit:
Commence at an iron pin at the Southeast corner of the Southwest 1/4 of the Northeast 1/4 of said Section 35; thence run North 00 degrees 27 minutes 55 seconds West and along the East line of said Southwest 1/4 of the Northeast 1/4 for 874.10 feet to an iron pin; thence run North 89 degrees 54 minutes 27 seconds West for 1852.65 feet to a spike in the center line of Purvis Oloh Road; thence run Northerly along said centerline and along a curve to the left for 466.42 feet to a spike on the North line of the Southeast 1/4 of the Northwest 1/4 of said Section 35, said curve having a radius of 27332.42 feet, a chord bearing of North 15 degrees 38 minutes 33 seconds West, and a chord length of 466.41 feet for the Point of Beginning; thence run East on and along the existing fence and boundary line of the current Paul Parker and Roberts (Evelyn Roberts Simmons) property for 685 feet; thence run North 605 feet; thence run West 710 feet to Purvis Oloh Road; thence run on and along Purvis Oloh Road South 435 feet back to the Point of Beginning.
Commonly known as 2760 Purvis Oloh Road, Sumrall, MS 39482.
I WILL CONVEY ONLY such title as is vested in me as Substituted Trustee without warranty whether expressed or implied.
