SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HINDS 1ST WHEREAS, on the 2nd day of October, 2007, Cheryl F. Gettis, executed and delivered a certain Deed of Trust unto Luckett Land Title Inc., Trustee for Mortgage Electronic Registration Systems, Inc. for benefit of Taylor, Bean & Whitaker Mortgage Corp., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 6779 at Page 385 Instrument# 1118750; and WHEREAS, on the 11th day of June, 2025, Mortgage Electronic Registration Systems, inc. ("MERS"), as beneficiary, as nominee for Taylor, Bean & Whitaker Mortgage Corp., assigned said Deed of Trust unto Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Freddie Mac Seasoned Loans Structured Transaction Trust, Series 2020-2, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7322 at Page 7859 Instrument# 1910026; and WHEREAS, on the 19th day of August, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7325 at Page 366 Instrument# 1914158; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 7th day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit: Lot Twenty Six (26) Watkins Place, a subdivision according to a map or plat thereof on file and of record in the Office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 25 at Page 6, reference to which map or plat is hereby made in aid of and as a part of this description.
