SUBSTITUTED TRUSTEE'S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF HINDS 1ST
WHEREAS, on the 29th day of October, 2013, Wilkence Bernard and Veda Bernard, Husband and Wife, executed and delivered a certain Deed of Trust unto Crisler III, H. Fariss, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Red Rock Mortgage & Lending LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 7154 at Page 8639 Instrument# 1430018; and
WHEREAS, on the 18th day of June, 2021, the Holder of said Deed of Trust filed a Loan Modification Agreement of Deed of Trust by instrument recorded in the office of the aforesaid Chancery Clerk of Court in Book 7266 at Page 2294 Instrument# 1753974; and
WHEREAS, on the 3rd day of June, 2019, Mortgage Electronic Registration Systems, Inc. as nominee for Red Rock Mortgage & Lending LLC, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7234 at Page 6933 Instrument# 1668990; and
WHEREAS, on the 24th day of June, 2019 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7236 at Page 2653 Instrument# 1670571; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 21st day of November, 2025, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit:
Lot 91, Siwell Meadows Subdivision, Part Three, a subdivision according to the map or plat thereof which is on file and of record in the office of the Chancery of Hinds County at Jackson, Mississippi in Plat Book 36 at Page 46, reference to which is hereby made, AND ALSO; a 30.0 foot wide strip of land along the South side, further described as follows: Begin at the southeast corner of Lot 91, Siwell Meadows, Part Three, a subdivision according to a map or plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 36 at Page 46, reference to which is hereby made in aid of and as a part of this description; run thence South 89 degrees 53 minutes West and along the South line of said Lot 91, Siwell Meadows, Part Three, for a distance of 155.0 feet to the southwest corner of said Lot 91; run thence South 00 degrees 07 minutes East for a distance of 30.0 feet to a point; run thence North 89 degrees 53 minutes East for a distance of 155.0 feet to a point; run thence North 00 degrees 07 minutes West for a distance of 30.0 feet to the Point of Beginning. The above described parcel of land is located in the Northwest Quarter (NW 1/4) of the Northeast Quarter (NE 1/4) of Section 15, Township 4 North, Range 1 West, Hinds County, Mississippi and contains 0.107 acres, more or less.
I will only convey such title as is vested in me as Substitute Trustee.
