The United States of America, if designated as a defendant in this action, may answer or appear within 60 days of service hereof. In case of your failure to appear or answer, judgment will be taken against you by default for the relief demanded in the complaint.
Broome County is designated as the place of trial. The basis of venue is the location of the mortgaged premises.

NOTICE
To: All Defendants, as described in the foregoing Summons
The foregoing summons is served upon you by publication pursuant to an order of the Honorable Carol A. Cocchiola, an Acting Justice of the Supreme Court of the State of New York, dated May 18, 2026, and filed with the complaint and other papers in the office of the Clerk of the County of Broome, at Binghamton, New York.
The action has been commenced to foreclose a mortgage given by Wayne F. Starkweather to Visions Federal Credit Union. Said mortgage secures the sum of $69,400.00 and was recorded in the Broome County Clerk's Office on September 22, 2006 in Book 3180 of Mortgages at page 1110. Said foreclosure action will result in the sale of the mortgaged premises at a public auction, under a referee, and will terminate any and all interests and claims in and to the mortgaged premises. No money judgment is sought. Under the note and mortgage, the Plaintiff is owed principal in the amount of $42,524.36 as of January 1, 2025, plus interest from that date, plus late charges in the amount of $225.62, plus property inspection fees in the amount of $240.00, plus the cost of an appraisal in the amount of $375, plus a discharge recording fee in the amount of $56.00, plus $3,095.48, as of October 29, 2025, paid by the Credit Union for real estate taxes and insurance.
The mortgaged premises subject to this action is commonly known as 64 Fowler Avenue, Johnson City, NY 13790, and is more accurately described in the above referenced mortgage.
