NOTICE OF PUBLIC HEARING
Introductory Local Law No. K of 2025 — Amending the Zoning Map (NRI Hyde Park LLC / CIA Resort Project)
PLEASE TAKE NOTICE that the Town Board of the Town of Hyde Park will hold a Public Hearing on Monday, December 8th 2025 at 6:05 p.m. at, Town Hall, 4383 Albany Post Road, Hyde Park, New York 12538, to hear all persons on Introductory Local Law No. K of 2025, which would amend the Zoning Map of the Town of Hyde Park to realign the boundary between the St. Andrews District (SAD) and the Corridor Business (CB) District on portions of the Culinary Institute of America campus in connection with the NRI Hyde Park LLC resort project.
The proposed amendment would, as depicted on the Zoning Line Plan (Exhibit A), rezone certain areas from CB to SAD to include relocated Leasehold Villas, a CIA Teaching Kitchens building, and a surface valet parking lot, and would retain the former Coco's Parcel and the sport court area within the CB District to accommodate retail/back-of-house and related uses. Copies of the Introductory Local Law and supporting materials are available for inspection at the Office of the Town Clerk during regular business hours and may be posted on the Town's website.
The matter has been referred to the Town of Hyde Park Planning Board for an advisory report pursuant to Town Code §108-34.1 and to the Dutchess County Department of Planning & Development pursuant to GML §239-m. The Town Board will consider any recommendations received. The Town Board will not take final action on the Local Law until the SEQRA review being coordinated by the Planning Board is complete.
