NOTICE OF HEARING
PLEASE TAKE NOTICE:
That the undersigned has applied to the Zoning Board of Adjustment in the Township of Belleville for preliminary and final major site plan approval in addition to use and bulk variances in order to convert a one-story wood-framed building on the property for use as a single residential dwelling unit at property known as 95-107 Roosevelt Avenue and otherwise known as Block 9102, Lot 11 on the Tax Maps of the Township of Belleville. The subject property is currently used by Go Pro Waste Services which is primarily in the business of providing dumpsters for residential and commercial solid waste removal and uses the subject property for the storage of empty dumpsters that are offered for rent. The site is currently improved with a one-story wood-framed building it utilizes as accessory to the principal storage use. The applicant is proposing to improve and convert the building to dwelling purposes for an employee of the company to better orchestrate storage activities on the property and to enhance security. The subject property is located in a BB-1 Zone and the proposed residential dwelling unit is not permitted in the zone the existing use is permitted pursuant to a prior approval of the Belleville Zoning Board. In order to use the accessory building as a residential dwelling unit the Applicant is requesting preliminary and final major site plan approval, a use variance to permit the residential dwelling unit which is not a permitted use in the BB-1 Zone and bulk variances for locating parking spaces within 5 feet of any lot line, minimum required side yard setback, minimum required rear yard setback and minimum required lot depth in addition to any and all other variances or waivers that the board deems necessary for approval of this application. This application is listed on the Clerk's calendar, and a public hearing has been set for Thursday December 4, 2025 at 6:00 pm at Belleville Town Hall, 152 Washington Avenue, Belleville, New Jersey, second floor (Court Room), at which time you may appear either in person, by agent, or by attorney, and present any comments, questions, or objections which you may have to the granting of this application. Copies of all documents related to this application are available for public inspection at least 10 days before the hearing in the Office of Planning and Development, 152 Washington Avenue, Belleville, New Jersey during normal business hours.
