LEGAL NOTICE OF HEARING
PLEASE TAKE NOTICE that Benny's Bodega, a New Jersey Nonprofit Corporation, has applied to the Land Use Board of the Township of Frankford for a Site Plan Waiver and D1 Use Variance to operate a "bodega" defined as a community hub providing services and a shopping experience free of charge to support individuals and families in need at the existing commercial building for property located at 5 Plains Road and designated as Block 11, Lot 6.01 on the Township of Frankford Tax Map and located in the C-3 Commercial/Professional Zone. Applicant requests variances from §30-1003.2 which states a minimum front yard setback of 75 feet is required where the pre-existing front yard setback of 40.5 feet is proposed to remain and §30-608 which states a minimum of 1 parking space per 200 sq. ft. of commercial/professional space is required and a minimum of 1 parking space per 6 visitors is required where the pre-existing 20 parking spaces for the existing 2,916 sq. ft. building are proposed to remain. Applicant also seeks approval for a replacement sign in approximately the same location and of the same size as the prior freestanding sign and requests such other variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate by the Board.
A public hearing will be held on November 24, 2025 at 7:00 P.M. at the Frankford Municipal Building, 151 U.S. Highway Route 206, Augusta, New Jersey 07822. All persons interested in said application may appear in person, or by agent or attorney, to participate in the meeting and present any objections that they may have to the granting of the relief sought and/or to provide public comment at the appropriate time.
Plans and other documentation relating to this application will be on file and available for public inspection at least ten (10) days before the hearing during normal business hours in the office of the Land Use Administrator located in the Frankford Municipal Building, 151 U.S. Highway Route 206, Augusta, New Jersey 07822.
