NOTICE TO PROPERTY OWNERS AND OTHERS ENTITLED TO SERVICE NOTICE OF HEARING, PURSUANT TO N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that on December 4, 2025, at 7:00 p.m., a public hearing will be held by the Board of Adjustment of the Township of Pequannock regarding the application of the Pequannock Township Board of Education (the "Applicant") for the property located at 494 Newark Pompton Turnpike, Pompton Plains, which is also identified on the tax maps as Block 2202, Lot 27 (the "Property"). The Property is located in the R-11 Zone.
Any person interested in this application will have the opportunity to address the Board at the meeting on December 4, 2025 at 7:00 p.m. by appearing at 530 Newark Pompton Turnpike, Pompton Plains in the Public meeting room 2nd floor.
The Applicant seeks to renovate the former medical office on the property located at 494 Newark Pompton Turnpike, Pompton Plains and construct a one (1) story addition to house the offices of the Board of Education.
The Applicant is seeking the following five (5) variances from Section 360-46.E of the Township of Pequannock's land use ordinance permitting medical/professional offices within the R-11 Zone as a conditional use, pursuant to N.J.S.A. 40:55D-70(d)(3): (1) variance for approval of a pre-existing, non-conforming lot area of 15,532.5 SF, where 45,000 SF is required; (2) variance for approval of a pre-existing, non-conforming width of 110.25 FT, where 200 FT is required; (3) variance for a building offset of 18 inches, excluding along Dogwood Lane; (4) variance for 100% of all floors dedicated to professional office space, where a maximum of 50% of ground floor and 0% of other floors are permitted to have office space; and (5) variance for expansion of an existing parking lot in front yard, where no front yard parking is permitted. In addition, the Applicant seeks bulk variance relief, pursuant to N.J.S.A. 40:55D-70(c), as follows: (1) front yard setback of 15.60 FT along Dogwood Lane, where 50 FT is required; (2) no off-street loading spaces, where one loading space required; and (3) sign set back of 3 FT, where 10 FT is required.
Applicant seeks any and all exceptions, waivers, variances, interpretations, and other approvals as reflected on the filed plans as may be further amended, clarified or revised by the Board and as may be determined to be necessary during the review and processing of this Application.
The hearing may be continued without further notice on such additional or other dates as the Board may determine.
PLEASE TAKE FURTHER NOTICE that application materials including a copy of the proposed plans are on file in the Planning Office at 99 Alexander Avenue for public inspection during business hours.
