Front setback variance required of 38.5 ft, where 50 ft is required and 11.5 ft is proposed. This variance would increase the degree of nonconformity by 6.4 ft. Rear setback variance required of 23.8 ft, where 30 ft is required and 6.2 ft is proposed. This variance would increase the degree of nonconformity by 1.4 ft. Building coverage variance required of 9.5%, where 25% is required and 34.5% is proposed. The previous coverage was 21.88%.
