In execution of a Credit Line Deed of Trust recorded November 10, 2005, in Deed Book 689, Page 59, Instrument No. 05-5226 ("Deed of Trust"), in the Clerk's Office, Circuit Court, County of Dinwiddie, VA ("Clerk's Office"); the Substitute Trustees, any one of whom may act, having been appointed Substitute Trustees by Appointment of Substitute Trustees dated September 2, 2025, recorded September 5, 2025, as Instrument No. 202502521, in the Clerk's Office, will offer for sale at public auction, the real estate briefly described as 11880 Sapony Church Road, McKenney, VA 23872, and which is more particularly described in the Deed of Trust. The sale will be conducted at the front entrance of the building which houses the Circuit Court of the County of Dinwiddie, 14008 Boydton Plank Road, Dinwiddie, VA 23841on December 11, 2025 at 11:00 a.m.
TERMS: Cash.
Successful bidder's deposit of 10% of the final amount bid will be required, with balance of sale price to be paid within 30 days. The successful bidder's deposit MUST be paid by CASH, CASHIER'S OR CERTIFIED CHECK at the foreclosure sale. The bidder's deposit must be shown to the Substitute Trustee prior to the start of the public auction. The real estate will be sold "AS IS." The real estate will be conveyed by SPECIAL WARRANTY DEED, subject to all rights, reservations, leases, covenants, conditions, easements and restrictions superior to the Deed of Trust as they may lawfully affect the real estate. The purchaser will be required to pay all closing costs including the grantor's recording tax. Real estate taxes will be pro-rated as of the date of sale. Risk of loss to the real estate will pass to the successful bidder upon acceptance of the bid by the Trustee. Additional terms may be announced at the sale. This is a communication from a debt collector and any information obtained will be used for that purpose. Time is of the essence with respect to all dates and times.
