Village of Woodbury Zoning Board of Appeals Notice of Hearing 38 Jacob Plitt Lane
Notice is hereby given that the Village of Woodbury Zoning Board of Appeals will hold a public hearing on Wednesday, December 10, 2025 at 7:30 pm, or as soon thereafter as the matter may be heard, in the matter of the application of Bernice Woll, the owner of 38 Jacob Plitt Lane, Highland Mills (SBL 204-1-12), located in the R-2A Zoning District. The applicant seeks a special permit under Zoning Code § 310-43.2(C) to allow the expansion of a nonconforming seasonal dwelling, including an addition that would increase the structure's floor area beyond the 10% limit applicable to nonconforming uses. Pursuant to the Planning Board's referral, the Zoning Board of Appeals will also consider any area variances and/or dimensional interpretations determined to be necessary in connection with the proposed expansion.
This public hearing shall be held in the Boardroom of Village Hall, located at 455 Route 32, Highland Mills, New York. After each hearing is opened, the public will be able to make comments. Written comments will be accepted prior to the meeting by email at buildingdepartment@villageofwoodbury.com and/or by regular first-class mail addressed to: Village of Woodbury Building Dept., Attn: Jennifer Potter, 19 Adams St., Highland Mills, NY 10930. All persons interested shall be given an opportunity to be heard on issues raised on the appeal.
