BOROUGH OF BEACH HAVEN LAND USE BOARD NOTICE OF HEARING PLEASE TAKE NOTICE THAT Pearl Real Estate Services LLC (the "Applicant") requests variance relief to construct exterior stairs to complete the construction of a single-family residential dwelling on the property located at 431 Centre Street, Block 146, Lot 19, in the Borough of Beach Haven, New Jersey (the "Property"). The Property is located in the Residential B (R-B) zoning district. Applicant also requests variance relief for the following: (a) lot area, existing non-conformity; (b) front yard setback; (c) side yard combined setback; (d) building coverage; (e) building height; (f) rear yard setback; and (g) floor area ratio. Applicant further requests any variances, waivers, exceptions or other relief that the Beach Haven Land Use Board deems necessary for this application. Any person interested in the application will be given an opportunity to be heard at the Land Use Board meeting to be held on Monday, April 6, 2026, at 6:00 p.m. in the Borough Hall, 300 Engleside Avenue, Beach Haven, New Jersey 08008. Any person interested in the application may also be heard at 6:00 p.m. using the online platform Zoom, Meeting ID#: 842-9169-8629. At such time, you may appear and present any comments with respect to the application. The application plans and all documents related to the proposed project are available for public inspection prior to the public hearing at the office of the Land Use Board Secretary during regular business hours.
