PLEASE TAKE NOTICE that on Tuesday, May 19, 2026, at 6:00 p.m., a public hearing will be held before the Cliffside Park Board of Adjustment at the Municipal Complex located at 525 Palisade Avenue, Cliffside Park, New Jersey, for use variance, site plan approval, and any and all other relief required by the Ordinances of the Borough of Cliffside Park.
The property is located at 285 Palisade Avenue, also known as Block 606, Lot 4, as shown on the Tax Assessment Map of the Borough of Cliffside Park. The Applicant proposes to demolish the existing structure and construct a new seven story mixed use building consisting of two floors of commercial space, three levels of parking, and forty two residential dwelling units, together with associated amenities.
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1), together with bulk and other variance relief including, but not limited to, maximum building coverage, maximum lot coverage, building height (seven stories and approximately seventy four feet where four stories and forty five feet are permitted), floor area ratio, density and lot area per dwelling unit, front yard setback, rear yard setback, side yard setback, parking (approximately seventy seven spaces where ninety five spaces are required), and any associated design waivers, including but not limited to drive aisle width and loading requirements, together with any and all other variances, waivers, and relief as may be required.
Please note that to the extent any revisions are made to the plans or application during the hearing process, the above representations, measurements, and relief may change. The Applicant reserves the right to amend the application accordingly and to seek any additional variances, waivers, or approvals as may be necessary or appropriate.
The subject property is located within the C-2 General Commercial Zone.
All documents pertaining to this application are on file and available for public inspection during normal business hours at the Cliffside Park Municipal Complex located at 525 Palisade Avenue, Cliffside Park, New Jersey. Any interested party may appear at the hearing and participate therein in accordance with the rules of the Borough of Cliffside Park.
