NOTICE OF HEARING
Pursuant to NJSA 40:55D-12
PLEASE TAKE NOTICE that the Planning Board of the Borough of Eatontown ("Board") will hold a public hearing on Monday, March 16, 2026 at 7:00 p.m. at the Borough Hall, 2nd floor meeting room, 47 Broad Street, Eatontown, New Jersey, to consider the application of Hackensack Meridian Ambulatory Care, Inc. d/b/a Hackensack Meridian Health & Wellness Center ("Applicant") for property known as Lot 21.01 in Block 1304 as shown on the Official Tax Map of the Borough of Eatontown and located at 133-137 New Jersey State Highway Route 35 ("Route 35"), Eatontown, New Jersey. The subject property is a corner lot on the northbound side of Route 35 with frontage on Wyckoff Road, also known as Monmouth County Route 547 ("Property").
The Property is located in the Borough's B-2 Business Zone District and currently contains an 81,148 square foot building with two users, Applicant and Amazon Fresh, and a freestanding 3,950 square foot one-story restaurant building. By Resolution dated October 4, 2021 the Board previously granted Applicant site plan approval to permit installation of 3 wall signs for Applicant's use on the north end of the building's west façade (facing Route 35) with a total square footage of 379 square feet, whereas a maximum of 1 façade sign per user provided that the aggregate sign area is less than 10% of the building's first floor façade upon which it is erected is permitted.
Applicant now seeks amended site plan approval to install 2 additional wall signs on the north end of the building's west façade (facing Route 35) as follows: 92 square-foot sign reading "Rehabilitation & Physical Therapy" and 87 square-foot sign reading "Pharmacy". In conjunction with the application, Applicant seeks bulk variance relief pursuant to NJSA 40:55D-70.c to permit 5 wall signs for Applicant's use, whereas a maximum of 1 wall sign per use is permitted by Ordinance and 3 wall signs were previously approved. The aggregate area of the Applicant's wall signage proposed for Applicant's use will be 558 square feet, which represents only 8.8% of Applicant's first floor façade area.
Applicant also expressly makes application for any and all additional exceptions, interpretations, waivers, variances and/or other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are invited to attend this public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file at the office of the Board located at Borough Hall, 47 Broad Street, Eatontown, New Jersey.
