ZONING BOARD OF ADJUSTMENT
NOTICE OF HEARING
PLEASE TAKE NOTICE:
That the undersigned has applied to the Zoning Board of Adjustment in the Borough of Elmwood Park for preliminary and final major site plan approval with associated use and bulk variance relief in order to convert the use of an existing commercial building and parking area to store vehicles at property known as 389 East 54th Street and otherwise known as Block 1104, Lot 21.01 on the Tax Maps of the Borough of Elmwood Park. Currently the existing use of the subject property is a pre-existing non-conforming use with multiple uses specifically a two-story residential dwelling, one-story detached garage and a one-story commercial building. Should the present application be approved the use of the one-story commercial building would be changed to permit the storage of vehicles associated with a business involving the purchase of used cars for resale at an off-site location and the existing residential use would remain. The subject property is located in a R-18 Zone and the proposed use is not permitted in the zone. In order to convert the use of the subject property as proposed the applicant is requesting preliminary and final major site plan approval, a use variance to permit the storage of vehicles for sale off-site and a bulk variance for maximum permitted fence height in any front yard where a maximum fence height of 4 feet is permitted and a fence height of 6 feet is proposed in addition to any and all other variances or waivers the board deems necessary for approval of the application. This application is listed on the Clerk's calendar, and a public hearing has been set for Wednesday December 17, 2025 at 7:30 pm at the Borough of Elmwood Park Municipal Building Council Chambers, 182 Market Street, Elmwood Park, New Jersey 07407 at which time you may appear either in person, by agent, or by attorney, and present any comments, questions, or objections which you may have to the granting of this application. Copies of all documents related to this application are available for public inspection at least 10 days before the hearing at the Office of the Building Department in the Elmwood Park Municipal Building between 10 am and 3 pm Monday through Friday.
