NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Planning Board of the Borough of Tinton Falls ("Board") will hold a public hearing on Wednesday, March 25, 2026 at 7:00 p.m. at the Tinton Falls Municipal Complex, 556 Tinton Avenue, Tinton Falls, New Jersey to consider the application of Allegra Moadeb-Cojab ("Applicant") for premises known Lot 55.03 in Block 123.01 as shown on the Official Tax Map of the Borough of Tinton Falls and located at 317 Green Grove Road, Tinton Falls, New Jersey ("Property").
The Property, which is located in the Borough's R-2 Single Family Residential Zone District, is approximately 1.89 acres and currently contains a two-story single-family dwelling with wood decks, freestanding garage, gravel driveway, concrete and paver walkways, standing and floating docks, landscaping, and related site improvements. The Property and structures are preexisting nonconforming as to front yard setback and maximum accessory structure (garage) area.
Applicant seeks minor subdivision approval to divide the Property into two new lots shown as Proposed Lot A and Proposed Lot B on the submitted plans. Proposed Lot A will be 41,190 square feet and will contain the existing single-family dwelling and a new, conforming, free-standing garage. Proposed Lot B (recently designated by the Tax Assessor as Lot 55.031) will be 41,112 square feet and the existing, nonconforming, free-standing garage and associated concrete will be removed, creating a vacant building lot. Should the subdivision be approved, the Tax Assessor has approved Lot A to be designated as Lot 55.032 with an address of 317 Green Grove Road and Lot B to be designated as Lot 55.031 with an address of 313 Green Grove Road.
In conjunction with the application, Applicant seeks bulk variance relief pursuant to NJSA 40:55D-70.c for lot widths of 111.73 feet on both Proposed Lot A and Proposed Lot B, whereas a minimum of 200 feet is required for each. The subdivision will not change the front yard setback nonconformity to the existing house on Proposed Lot A. To the extent that the subdivision triggers a new variance for this existing nonconformity, then Applicant shall seek same.
Applicant also expressly makes application for any additional exceptions, variances, interpretations, waivers, and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are invited to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file at the office of the Board located at the Municipal Center, 556 Tinton Avenue, Tinton Falls, New Jersey and are available for inspection during the Borough's normal business hours.
