Notice of Hearing
PLEASE TAKE NOTICE, that Manavkumar Shah has made application to the Bridgewater Township Zoning Board of Adjustment for approval of a Floor Area Ratio (FAR) variance for an existing house on the Property located on Block 545, Lot 14 as designated on the tax map of the Township of Bridgewater, more commonly known as 261 Leeham Avenue.
The property is located in the R-40 zone. The Applicant has an existing house built in 2022 that, based on the Hillside Development Ordinance, has a modified FAR calculation of 0.16. This exceeds the permitted FAR of 0.15. The applicant is seeking variance relief from the Section 126-325 Schedule of Area, Yard and Building Requirements for the R-40 Zone.
Approval is also sought for such additional variances, waivers, exceptions and/or other relief (whether preexisting or not) from the requirements of the Bridgewater Township Land Use Ordinance as may be deemed necessary or required at the time of the hearing on this matter.
The public hearing on this Application shall be held on June 9, 2026, at 7:00 p.m. in the Bridgewater Township Municipal Courtroom, 100 Commons Way, Bridgewater, New Jersey, at which time you may appear in person or by an attorney to present any objections or comments which you may have regarding this application.
