LEGAL NOTICE OF HEARING
PLEASE TAKE NOTICE that Rosita DesJardins has applied to the Planning Board of Byram Township to re-construct an existing single-family dwelling after a structure fire for property located at 56 Fieldstone Trail, Sparta and designated as Block 337.04, Lot 10.09 on the Township of Byram Tax Map, and located in the R-3 Zone. Applicant proposes to replace and raise the roof, add a concrete ramp for wheelchair access in the front of the house, and replace two (2) existing decks with one (1) deck spanning the rear of the house as well as interior renovations and floor plan reconfigurations. Applicant requests variances from §240-53(C)(4) which states the minimum rear yard setback of 50 feet is required where a rear yard setback of 44.9 feet is proposed and §240-53(C)(7) which states the maximum building height of 2.5 stories or 30 feet is permitted where a building height of 3 stories and 29 feet is proposed. The Applicant also requests such other variances, waivers, permits, approvals or licenses that are deemed necessary or appropriate by the Board.
A public hearing will be held on March 19, 2026 at 7:30 P.M. at the Byram Township Municipal Building, located at 10 Mansfield Drive, Stanhope, New Jersey 07874. All persons interested in said application may appear in person, or by agent or attorney, to participate in the meeting and present any objections that they may have to the granting of the relief sought and/or to provide public comment at the appropriate time.
Plans and other documentation relating to this application will be on file and available for public inspection at least ten (10) days before the hearing during normal business hours in the office of the Land Use Administrator located in the Byram Township Municipal Building, 10 Mansfield Drive, Stanhope, New Jersey 07874.
