PLEASE TAKE NOTICE that the undersigned has applied to the Zoning Board of Adjustment of the Township of Cherry Hill for relief from:
1. From §404.D, to permit a lot area of 10,539 SF, where a minimum lot area of 15,000 SF is required. This represents a pre-existing nonconforming condition that is unaffected by the proposed application.
From §404.D, to permit a lot frontage of 85', where a minimum frontage of 100' is required. This represents a pre-existing nonconforming condition that is unaffected by the proposed application.
From §404.D, to permit a front yard setback of 34.99', where a minimum front yard setback of 35' is required. This represents a pre-existing nonconforming condition that is unaffected by the proposed application.
From §506.A.1.b.i and ii, to permit a 6' foot tall vinyl fence to be located within the secondary front yard approximately 1' from the Media Road Right-Of-Way, where fences in the secondary front yard shall be no greater than three (3') feet in height and shall be located at the front-most façade of the existing house or a minimum of twenty-five (25') feet from the ROW, whichever is furthest. In this instance, the principal structure has a setback of 34.82' from the Media Road ROW. As such, the fence would have to be set even with or behind the building façade to be conform. It should be noted that the property line starts approximately 5' away from the Media Road sidewalk; and
Any other variances, waivers or approvals deemed necessary by the Zoning Board of Adjustment.

The application plans and documents will be available for examination and review at least ten (10) days before the hearing on the Department of Community Development's ("Department") webpage at https://www.chnj.gov/117/Zoning-Board-of-Adjustment. PLEASE TAKE FURTHER NOTICE that in accordance with the Open Public Meeting Act, N.J.S.A. 10:4-6, et seq., a Public Hearing for Application #25-Z-0038 will be held fully remote by way of a Zoom Webinar in lieu of an "in-person" meeting on the 20th day of November, 2025. Caucus will begin at 7:00 PM and the meeting/hearing will begin at 7:30 PM.
