NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Planning Board of the City of Long Branch ("Board") will hold a public hearing on Tuesday, May 19, 2026 at 7:30 p.m. at City Hall in the City Council Chambers, 2nd Floor, 344 Broadway, Long Branch, New Jersey to consider the application of Brighton-KB, LLC ("Applicant") for premises known as Lot 2 in Block 341 as shown on the Official Tax Map of the City of Long Branch and located at 163 Washington Street, Long Branch, New Jersey ("Property").
The Property, which is located in the City's MB Manufacturing and Business District Zone, is approximately 0.688 acres and currently contains a gravel driveway, two gas vaults, and a drainage ditch. Applicant is seeking preliminary and final major site plan approval to construct a two-story office/warehouse building, parking lot with 12 total spaces, two-way drive aisle from Washington Street, stormwater management facilities, fencing, lighting, landscaping, and related site improvements.
In conjunction with the application, Applicant is seeking bulk variance relief pursuant to NJSA 40:55D-70.c as follows:
Front yard setback of 23.4 feet to roof overhang and 24.7 feet to the building wall, whereas a minimum of 50 feet is required.
Side yard (south) setback of 19.0 feet to roof overhang, whereas a minimum of 20 feet is required. The setback to the building wall itself complies at 20.5 feet.
Buffer from commercial use to residential use of 19.0 feet to roof overhang and 20.5 feet to building wall, whereas a minimum of 30 feet is required.
Drive aisle width (two-way) of 24 feet, whereas a minimum of 25 feet is required.
Front yard setback of 8.2 feet and side yard (north) setback of 5.8 feet to parking area, driveway, and access aisle, whereas a minimum of 10 feet is required.
Filling of an existing drainage ditch pursuant to a permit issued by the New Jersey Department of Environmental Protection, whereas natural features such as drainage channels are required to be retained.
Applicant expressly makes application for any additional exceptions, interpretations, waivers, variances and other approvals as reflected on the filed plans as same may be further amended from time to time without further notice and, as may be determined to be necessary by the Board or its professionals during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file with the City of Long Branch Office of Planning and Zoning, 344 Broadway, Long Branch, New Jersey and are available for inspection during the City's normal business hours.
