CITY OF VINELAND PLANNING BOARD
NOTICE OF PUBLIC HEARING
Please take notice that the City of Vineland Planning Board will conduct a public hearing with respect to an application submitted by AG Realty Holdings LLC, a New Jersey Limited Liability Company, as both Owner and Applicant, for preliminary and major site plan approval and bulk variance relief in connection with the proposed development of a masonry contractor yard on property located at 3521 D'Ippolito Drive, designated, on the City of Vineland Tax Map, as Lot 45 in Block 303.  By way of further identification, the property sought to be developed is located at the cul-de-sac of D'Ippolito Drive, north of the intersection of D'Ippolito Drive and Gallagher Court in the City of Vineland Industrial Park.  The property is situate in the I-1 (Industrial) Zone. 
 
 The development contemplated by the Applicant involves the proposed construction of a 9,100 square foot building, a proposed 4,000 square foot roof covered working area, and associated site amenities, including parking facilities, asphalt entrance and maneuver areas for the proposed storage of equipment,     parking and circulation, ingress and egress, lighting, landscaping and stormwater management facilities. 
 
 Applicant also seeks bulk variance relief in recognition that the frontage of the property at cul-de-sac of D'Ippolito Drive, has a dimension of 93.18 feet and the minimum lot frontage for the parcel of lot in I-1 (Industrial) Zone is 250 feet. 
 
In addition to the relief specified above, the applicant seeks any variances, deviations, design exceptions, design waivers, submission waivers, interpretations or plan modifications as may be determined to be necessary during review and hearing of the application. 
 
The hearing will be held at 6:30 p.m. on Wednesday, November 12, 2025, in City Council Chambers located on the Second Floor of Vineland City Hall, 640 E. Wood Street, Vineland, NJ 08360.  At the hearing, at said time and place, all interested parties will be given an opportunity to be heard in accordance with the rules, regulations and procedures of the City of Vineland Zoning Board.
 
THIS NOTICE is given in compliance with the requirements of the Municipal Land Use Law of the State of New Jersey (N.J.S.A. 40:55D-1 et. seq.) and the relevant provisions of the City of Vineland Land Use Ordinance. 
 
All documents relating to this application are on file in the Office of the Secretary of the City of Vineland Zoning Board, located on the fourth floor of Vineland City Hall, 640 E. Wood Street, Vineland, NJ 08360, where the documents are available for inspection during the regular business hours by all interested parties.
