PLEASE TAKE NOTICE that on January 26, 2026 at 7:00 pm, at the Fredon Township
Municipal Building, 443 Route 94, Fredon, New Jersey, the Fredon Township Land Use Board
will hold a hearing to consider the application of Geraldo Da Silva Junior, for property located at
443 Ridge Road, also known as Block 1409, Lot 15 on the Tax Map of Fredon Township, in the
R-1 Zone. The Applicant seeks the following approval and/or relief from the requirements of the
Zoning Ordinances:
The Applicant has an existing 800 square foot detached carport that is located in the front yard of the property and near the adjacent property line. The Applicant requests variances pursuant to N.J.S.A. 40:55D-70c because the detached carport is non-conforming in its front yard setback, as the ordinance does not permit front yard accessory structures closer to the right of way than the dwelling, and the Applicant proposes the detached carport at 52 feet from the right of way, whereas the dwelling is 80.8 feet from the right of way. The detached carport is non-conforming in its side yard setback, where 25 feet is required and the Applicant proposes -1.6 feet. As for the adjacent property line encroachment, an easement is required.
The Applicant requests variances pursuant to N.J.S.A. 40:55D-70c for two other existing sheds
on the property. The first shed is nonconforming in its minimum side yard setback, where 15 feet is required, and the Applicant proposes 5 feet, and for its minimum distance from an Accessory building, where 6 feet is required and the Applicant proposes 1 foot. The second shed is nonconforming in its minimum side yard setback, where 15 feet is required and the Applicant
proposes 10 feet.
YOU ARE HEREBY NOTIFIED that if any additional variances or waivers, beyond those
specified herein, are needed for approval of the Applicant's plans for development, the Applicant will apply for any and all such variances and waivers, and will present proofs in support of same, at the time of the public hearing.
All persons interested in asking questions, supporting, opposing, or making comments in
connection with the Application may attend the hearing. All maps and documents for which
approval is sought at the hearing shall be on file and available for public inspection at least 10
days before the hearing during the business hours of 8:00 am to 4:00 pm in the Municipal
Building located at 443 Route 94, Fredon New Jersey.
