TO THE ABOVE-NAMED DEFENDANTS:
Melissa Rice, Christopher Mason, Unknown Spouse of Melisa Rice, Unknown Spouse of Christopher Mason, and Parties in Possession, you are notified there was on November 20, 2025, filed in the Office of the Clerk of the above-named Court a Foreclosure Petition, which prays for foreclosure of a mortgage in favor of the Plaintiff on the property described herein and judgment in rem in the amount of $152,335.48 with interest thereon from May 1, 2025 at the rate of 3.99% per annum, such amount equaling $16.65 per day, the costs of the action including title costs and reasonable attorney fees and that said sums be declared a lien upon the following-described premises from May 1, 2025, located in Dallas County, Iowa, to-wit:
THE WEST 66 FEET OF THE SOUTH 140 FEET OF LOT 8 OF THE AUDITOR'S PLAT OF THE SE 1/4 SE 1/4 OF SECTION 30, TOWNSHIP 79 NORTH, RANGE 27 WEST OF THE 5TH P.M., AND BEING SITUATED IN THE TOWN, NOW CITY OF ADEL, DALLAS COUNTY, IOWA, also described as THE WEST SIXTY-SIX (66) FEET OF THE SOUTH 140 FEET OF LOT Eight (8) OF THE AUDITOR'S PLAT OF THE SE 1/4 SE 1/4 OF SECTION THIRTY (30), TOWNSHIP SEVENTY-NINE (79) NORTH, RANGE TWENTY-SEVEN (27) WEST OF THE 5TH P.M., AND BEING SITUATED IN THE TOWN, NOW CITY OF ADEL, DALLAS COUNTY, IOWA;
That the mortgage on the above-described real estate be foreclosed, that special execution issue for the sale of as much of the mortgaged premises as is necessary to satisfy the judgment and for other relief as the Court may deem just and equitable. YOU WILL HAVE NO RIGHT OF REDEMPTION AFTER THE SALE. THE PURCHASER AT THE SALE WILL BE ENTITLED TO IMMEDIATE POSSESSION OF THE MORTGAGED PROPERTY. YOU MAY PURCHASE AT THE SALE.
You must serve a motion or answer on or before February 12th, 2026, in the Iowa District Court for Dallas County, Iowa, at the County Courthouse in Adel. If you do not, judgment by default may be rendered against you for the relief demanded in the Petition.
