Kindercare Sky Harbor - Tenant Improvements RFP - SOQ
Kindercare Education LLC is seeking a qualified Construction Manager at Risk (CMAR) to provide complete construction services for the Kindercare Sky Harbor project. The selected CMAR will work as a team with the designer of record, Kindercare Education LLC and Kindercare Consultants to ensure an efficient construction approach for the project. Kindercare Sky Harbor is located at 3400 Sky Harbor Blvd. Phoenix, AZ 85034. The estimated construction cost is $2.2 million. Please download the link for the drawings and bidding requirements as well as the SOQ we are requiring. SOQ's are due on Friday June 12th at end of the day.
The scope of work includes the full tenant interior build out of a day care center in a new cold dark shell. new construction includes but is not limited to: underslab plumbing work, concrete slab, interior framing and insulation, plumbing, hvac distribution, electrical distribution, fire alarm, fire sprinkler, wall and floor finishes, millwork and a playground which includes the equipment and surface finishes. the contractor is responsible for completing the interior build out for Kindercare to obtain certificate of occupancy and operate.
The CMAR will assume the risk of delivering the project through a Guaranteed Maximum Price (GMP) contract. The CMAR will be responsible for construction means and methods, and will be required to solicit bids from prequalified subcontractors to perform the work using the City's subcontractor selection process. The CMAR may also compete to self-perform limited amounts of work. The GMP must be submitted in MAG or CSI format or it will not be accepted.
Note that this an ARPA Funded Project and contractors must follow all Tite 34, Subcontractor Bidding Requirements and Federal requirements.
