Pursuant to the provisions of Section 295-143B of the Village of Hastings-on-Hudson Code, Notice is hereby given that: A Public Hearing will be held by the Zoning Board of Appeals on Thursday, December 4, 2025, at 7:00 PM in the Meeting Room, Municipal Building, 7 Maple Avenue, Hastings-on-Hudson, New York. The Hearing will be held on the application of James Fuentes & Branwen Jones for relief from the strict application of Village Code Section 295-52A w/295-20F for the installation of a hot tub/spa in the rear yard of their single-family dwelling located at 3 Floral Drive. Said property is located in the R-10 Zoning District and is known as SBL: 4.40-33-5 on the Town of Greenburgh Tax Maps.
Non-conformity details of the proposed hot tub/spa are as follows:
1. Pools and Spas Distance from Street (side-yard on a corner lot): Existing – none; Proposed – 30.1 ft.; Required Min. – 100 ft. {295-52A w/295-20F}; Variance Required – 69.9 ft.
The Zoning Board of Appeals will, at this time and place, hear all persons in support of such matter and any objections thereto.
