BOROUGH OF RIVERDALE PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that on Thursday - October 23, 2025 at 7:30 p.m., Todd Urban (the Applicant) will appear before the Borough of Riverdale Planning Board (the Planning Board) in the Council Chambers at the Municipal Building, 91 Newark Pompton Turnpike, Riverdale, New Jersey for a public hearing concerning its application for "Conditional Use Variance" Application #2025-09.
The Applicant is the owner of the property located at 42 Newark Pompton Tpk. Riverdale, New Jersey and designated as Block 14.02, Lot 18.07 on Tax Map Sheet #6 of the Borough of Riverdale (the Property).
The applicant is proposing a removal of an existing utility shed to be replaced with an accessory structure for a "home occupation" which is a "conditional use" permitted by Article VII. (Borough Code 168-47)
The proposed structure will be used as a "work from home" personal office.
The location of the new structure was determined in order to conform with the current aesthetic of the property, adhere to the borough's setback requirements, all while preserving the established trees on the property.
The property is situated within a Professional Office (PO) zone, but is being used and will continue to be used as a single-family dwelling.
The proposed accessory structure would have a foundation footprint of approximately 30' 11.75" by 22' 2". (687 square feet)
The proposed structure is an area greater than 300 sq/feet located outside the principal dwelling. A type d(3) variance is required - Borough Code 168-47 A. (2)
The proposed structure is outside the confines of the dwelling unit. A type d(3) variance is required - Borough Code 168-47 A. (4)
The proposed structure exceeds maximum accessory coverage of 4% (578.6 sq/ft) - proposal is 4.75%. A type c variance is required - Borough Code 168-11
