LEGAL NOTICE FOR PUBLIC HEARING
RARITAN TOWNSHIP
In compliance with the New Jersey Municipal Land Use Law, PLEASE TAKE NOTICE that on Wednesday, December 10, 2025 the Raritan Township Planning Board will hold a public hearing on the application of the undersigned at 1 Municipal Drive, Flemington, NJ 08822, at which time all interested persons will be given an opportunity to question witnesses and be heard in the matter, which meeting will start at 7:00 pm:
The location of the premises in question is in the B-5 zone, tax map block 97, lot 25, located at 14 US Route 202, Raritan Township, NJ.
The applicant is seeking preliminary and final site plan approval to permit the construction of 123 self-storage units on the property, which is currently vacant land.
In addition to site plan approval, applicant requires the following variances:
a. Section 296-143(B) Steep Slopes: Maximum Hard Surface Coverage for 20% or greater slopes. 0 sf is permitted, and applicant is proposing 1389 sf.
b. Section 296-155.1(D)(1)(a) for required EV parking spaces. Applicant is proposing 0 EV spaces and seeks a variance from this requirement.
c. Section 296-155(F) for required parking spaces. Applicant is proposing 0 parking spaces and seeks a variance from this requirement.
In addition to site plan approval, applicant requires the following exceptions:
a. Section 296-75E (Table 1) Transitional Bufferyard Depth to a Residential Use (B-5). 50 feet is required, and applicant is proposing 26.3 feet.
e. Section 296-75E (Table 1) Transitional Bufferyard Depth to a Residential Zone (R-3). 50 feet is required, and applicant is proposing 20.5 feet.
The applicant reserves the right to supplement this application and/or seek at the time of hearing such other approvals, interpretations, exceptions, variances and/or waivers as may be requested or required by the applicant or the Board.
