ATTENTION: ALL PROPERTY OWNERS WITHIN THE PROPOSED "SANIBEL HARBOURS INLET DREDGING ASSESSEMENT DISTRICT" IN THE CITY OF SANIBEL, FLORIDA
NOTICE THAT THE SANIBEL CITY COUNCIL INTENDS TO CONSIDER ADOPTION OF A RESOLUTION TO ESTABLISH AND IMPLEMENT THE SANIBEL HARBOURS INLET DREDGING ASSESSMENT DISTRICT TO FUND CANAL DREDGING AGAINST ASSESSED PROPERTY LOCATED WITHIN THE SANIBEL HARBOURS INLET ASSESSMENT DISTRICT BEGINNING THE 2026-2027 FISCAL YEAR AND EVERY YEAR THEREAFTER; AND
NOTICE THAT THE SANIBEL CITY COUNCIL INTENDS TO USE THE UNIFORM METHOD (i.e., ANNUAL LEE COUNTY REAL ESTATE TAX BILL FOR 2026) FOR COLLECTING THE NON-AD VALOREM RECURRING ANNUAL ASSESSMENT FOR CANAL DREDGING AS DESCRIBED ABOVE AT THE;

Notice is hereby given to all owners of lands located within the boundaries of lands generally described as being in Sections 18, Township 46 South and Range 23 East, City of Sanibel, Florida located within the proposed Sanibel Harbours Inlet Dredging Assessment District (the "Assessment District")
At the Public Hearing, the Sanibel City Council will determine the propriety and advisability of establishing and implementing the Assessment District; and if so established, to further determine the cost of such dredging-related efforts, the manner of payment for such efforts, and the amount of such costs to be assessed against each property within the Assessment District.
As part of the public hearing, the Sanibel City Council will consider the adoption of an Annual Rate Resolution to impose an annual assessment against the parcels within the proposed Assessment District beginning the Fiscal Year October 1, 2026, and each year thereafter. The assessment is anticipated to be $586.23 annually for each property with an existing dock, mooring space, berthing slip or the like, or which has the ability to legally place such a structure on the parcel.
This public hearing is also being scheduled for the purpose of considering placement of the assessment described above on the non-ad valorem portion of your Lee County real estate tax bill in the 2026 tax year which begins October 1, 2026, and each year thereafter. The assessment described above is proposed to be collected every year by the Lee County Tax Collector as part of the residential tax bill (this method is known as the uniform method for the levy, collection, and enforcement of non-ad valorem assessments) and then forwarded to the City of Sanibel. When the City proposes to use the tax bill collection method for collection of assessments, the law requires the following notice to property owners: "failure to pay the assessment will cause a tax certificate to be issued against the property which may result in a loss of title."
All affected property owners and interested parties have the right to appear at the hearing and to file written comments or objections with the City Council before the adjourned time of the public hearing. Comments may be directed to the boundaries of the Assessment District, the amount to be assessed to each parcel owner within the Assessed District, the manner of payment, or any matter related thereto. In accordance with the Americans with Disabilities Act, anyone needing special accommodations to participate in this process should contact the City Clerk's office at (239) 472-3700 at least 24 hours prior to the hearing.
