TAKE NOTICE THAT the application of Janet Cole, filed with the Estell Manor Planning/Zoning Board in the County of Atlantic and State of New Jersey, for a front-yard setback variance for property known as Block 24, Lot 12.02, also known as 78 Maple Avenue, has been set for a hearing upon the previously established record. Said hearing will take place on 22 October 2025 in the Municipal Building, 148 Cumberland Avenue, Estell Manor, NJ 08319, at 7:00 p.m.
The subject property is located in a R-25 zone, which nominally requires a 200 foot setback. The applicant seeks a hardship variance to allow a 100 foot setback. The hearing to be conducted upon a review and analysis of the record previously established. Legal argument will be entertained.
