Please take notice that an application has been made to the Planning Board/Zoning Board of Adjustment of Franklin Borough, New Jersey, by the Undersigned, so as to be permitted to redevelop a property where a 3-story structure presently exists. More specifically, applicant seeks to construct a first floor apartment where one is currently not permitted, place a second sign on the building where only one is permitted, and seeks bulk variances for parking, front yard setback and building height, for property located at 104 Main Street, with reference to Block 1004, Lot 2, as designated on the Franklin Borough Tax Map.
Variances will be requested from the following sections of the Franklin Borough Zoning Ordinances: S161, Permitted Use in the B-1 Zone does not permit residential use on the First Floor; S161, Front Yard Set Back is only 2ft where 10 ft is required; S161-35, Parking; no onsite parking where 18 spots are required; S161, Building Height of 32.8 ft is proposed where a maximum height of 30 ft is required; and S161-24.S(4)(a)(1); there are two (2) building signs proposed where only one is allowed.
If any additional variances or waivers beyond those specified herein are needed for the approval of the Applicant's plans for development, as determined by the Board, the Applicant will apply for any and all such variances and waivers, and will present proofs in support of same, at the time of the public hearing.
A public hearing on this application will be held on October 20, 2025 at 7:00 PM, at the Franklin Borough Municipal Building. All persons interested in the Application may appear and be heard at the same time and place.
All plans and other documents pertaining to this application are on file and available for public inspection during the business hours of 9:00AM and 4:00PM, at least 10 days before the hearing, at the Planning and Land Use Office of the Municipal Building, located at 46 Main Street, Franklin NJ.
