LITTLE FERRY PLANNING/ZONING BOARD
PLEASE TAKE NOTICE THAT a site plan application has been made to the Little Ferry Planning/Zoning Board by the Applicant and Property Owner, PMY Realty 2, LLC, seeking preliminary and final site plan approval so as to demolish the existing structure on the Property and replace it with a brand new office/warehouse building along with new fencing and parking area for use by the Applicant.
The Application requires the following bulk "c" variances:
(1) A maximum lot coverage variance in that Little Ferry's Zoning Ordinance Section 35-112.6 allows for a maximum impervious coverage limit of 30% and the Applicant proposes to cover 90.7% of the lot.
(2) A minimum side yard setback variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires a minimum side yard setback of 25 feet and the Applicant proposes 2 feet.
(3) A minimum combined side yard setback variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires a minimum combined side yard setback of 50 feet and the Applicant proposes 3.92 feet.
(4) A minimum rear yard setback variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires a minimum rear yard setback of 35 feet and the Applicant proposes 2 feet.
(5) A maximum height variance in that Little Ferry's Zoning Ordinance Section 35-112.6 allows for a maximum structure height of 30 feet and the Applicant proposes 31 feet.
(6) A minimum landscape variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires a minimum landscape area of 20% of the lot and the Applicant proposes 11.56% of the lot to be landscaped.
(7) A minimum number of parking stall variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires a minimum number of parking stalls on the property to be 25 and the Applicant proposes 13 parking stalls.
(8) A minimum number of modified parking stall variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires a minimum number of modified parking stalls on the property to be 25 and the Applicant proposes 15 modified parking stalls.
(9) A maximum, fence height variance in that Little Ferry's Zoning Ordinance Section 35-112.6 allow a maximum fence height of 6 feet and the Applicant proposes a fence height of 8 feet.
(10) A minimum number of trash compactor variance in that Little Ferry's Zoning Ordinance Section 35-112.6 requires at least one trach compactor on the property and the Applicant proposes no trash compactors on the property.
(11) A minimum size of a parking stall variance in that Little Ferry Ordinance Section 35-112.6 requires a parking stall be a minimum of 10 feet by 20 feet and the Applicant proposes parking stalls measuring 9 feet by 18 feet.
The Applicant will also request any and all variances, exceptions, waivers, de minimis exceptions, interpretations, and/or incidental relief from the requirements of the Borough of Little Ferry Zoning Ordinance that may be required by the Planning/Zoning Board after a review of the Application.
The Property affected is 119 Bergen Turnpike and 12 Poplar Avenue, Little Ferry, New Jersey, which real property is also known as Block 21.01, Lots 1 and 43.02 as shown on the Current Tax Assessment Map of the Borough of Little Ferry, New Jersey. The Property is located within the B-H Zone.
This Application has been put on the Secretary's calendar and a public hearing has been scheduled for April 15, 2026 at 7:00 PM in the Council Chamber of the Municipal Building, 215-217 Liberty Street, Little Ferry, New Jersey. At said hearing, or on adjourned date of the same, you may appear either in person or by agent of Attorney and present any objections which may have to the granting of this application.
The document filed by the Applicant in connection with such application is available for inspection during normal business hours at the office of the Little Ferry Zoning Coordinator located in the Municipal Building, 215-217 Liberty Street, Little Ferry, New Jersey.
This notice is served by the Applicant in accordance with the requirements of the New Jersey Municipal Land Use Law.
