LITTLE FERRY PLANNING/ZONING BOARD
PLEASE TAKE NOTICE THAT a site plan application has been made to the Little Ferry Planning/Zoning Board by the Applicant and Property Owner, Carlos R. Navos Humala, seeking preliminary and final site plan approval so as to construction a 2nd floor addition to the existing two family residence as well as construct a 2-car rear yard garage on the Property.
The Application requires the following bulk "c" variances:
(1) A minimum lot size variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum lot size of 7,500 square feet where the existing lot measures 5,994 square feet thus applicant requires a pre-existing minimum lot size variance.
(2) A minimum lot width variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum lot width of 75 feet where the existing lot width is 55.7 feet thus the Applicant requires a pre-existing minimum lot width variance.
(3) A minimum front yard variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum front yard setback of 30 feet where the existing front yard setback is 9 feet thus the Applicant requires a pre-existing minimum front yard variance.
(4) A minimum side yard variance in that Little Ferry's Zoning Ordinance Section 35-109.6 requires a minimum side yard setback of 10 feet where the existing side yard setback is 8.10 feet thus the Applicant requires a pre-existing minimum side yard variance.
(5) A maximum lot coverage variance in that Little Ferry's Zoning Ordinance Section 35-109.6 allows for a maximum lot coverage of 30% where the existing lot coverage is 60.51% with the proposed development reducing the lot coverage to 58.54% thus the Applicant requires a pre-existing maximum lot coverage variance.
The Applicant will also request any and all variances, exceptions, waivers, de minimis exceptions, interpretations, and/or incidental relief from the requirements of the Borough of Little Ferry Zoning Ordinance that may be required by the Planning/Zoning Board after a review of the Application.
The Property affected is 12 Brandt Street, Little Ferry, New Jersey, which real property is also known as Block 18, Lot 7 as shown on the Current Tax Assessment Map of the Borough of Little Ferry, New Jersey. The Property is located within the R-B Zone.
This Application has been put on the Secretary's calendar and a public hearing has been scheduled for May 20, 2026 at 7:00 PM in the Council Chamber of the Municipal Building, 215-217 Liberty Street, Little Ferry, New Jersey. At said hearing, or on adjourned date of the same, you may appear either in person or by agent of Attorney and present any objections which may have to the granting of this application.
The document filed by the Applicant in connection with such application is available for inspection during normal business hours at the office of the Little Ferry Zoning Coordinator located in the Municipal Building, 215-217 Liberty Street, Little Ferry, New Jersey.
This notice is served by the Applicant in accordance with the requirements of the New Jersey Municipal Land Use Law.
