Minor Subdivision Application
The undersigned has applied to the Pemberton Township Zoning Board for a minor subdivision to add property to their current Block 405 Lot 3 that is commonly known as 42 Clubhouse Road, Browns Mills NJ. Subdivided property to be added is shown on the tax map as Block 405 Lot 1 and is commonly known as 38 Clubhouse Road, Browns Mills NJ. The applicant is also seeking variances, waivers or reliefs noted by the Board or its staff during the course of review for both properties. The applicant proposes to subdivide 2562 square ft(0.059 acres) from Block 405 lot 1 and convey same to adjacent Block 405 lot 3. No site improvements are proposed. Variances requested: To allow for a 19,530 square ft. lot area for Block 405 lot 3 whereas 20,000 sf is the minimum required. To allow for a 74.5 ft lot frontage for Block 405 Lot 3 whereas 100 ft is the minimum required. These are both improvements over the pre-existing conditions.
A public hearing on the application has been scheduled for October 8, 2025 at 7:00pm at the Pemberton Township Municipal Building, 500 Pemberton Browns Mills Road, New Lisbon NJ 08064, at which time you may appear either in person or represented by an attorney and present any objections that you might have to the granting of this application. This notice is under the order the Zoning Board. The application and related materials will be available for inspection in the office of the Zoning Board located at the Municipal Township Building between the hours of 8:00am and 4:30pm.
Further take notice that the Board may at its discretion, adjourn, postpone, or continue the hearings from time to time, and you are hereby notified that you should make diligent inquiry of the Board Business Secretary concerning such adjournments, postponements or continuations.
