Notice Of Public Hearing
PLEASE TAKE NOTICE that on October 20, 2025, at 7:00 p.m., the Morris Township Planning Board ("Board") will hold a public hearing at a regular meeting on the minor subdivision application of Mark Piccolo and Lynn Piccolo (the "Applicant"). The public hearing will be held in the main meeting room of Township Hall, 50 Woodland Avenue, Morris Township, (Convent Station) New Jersey 07961. The application seeks Minor Subdivision Approval and bulk (c) variances and/or design waiver/exception relief (the "Application") as further described below.
The Property that is the subject of the Application is designated as Block 3501, Lot 6 on the Tax
Map of Morris Township ("Township") with a street address 35 Schoolhouse Lane ("Property"). The Property consists of 4.521 Acres (inclusive of the street right-of-way) and is located in the Township's RA-130 Residential Zone. This Notice is being provided in accordance with N.J.S.A. 40:55D-12.
The Application seeks Minor Subdivision Approval to permit the subdivision of the Property into two (2) single-family residential lots, Proposed Lot 6.01 and Proposed Lot 6.02, the dedication of a right-of-way area measuring approximately 15,257 sq. ft., along with bulk variances pursuant to N.J.S.A. 40:55D-70 (c), including: (i) Minimum lot area less than required (3 acres required; 2.003 acres proposed (Proposed Lot 6.01)) and 2.156 acres proposed (Proposed Lot 6.02)); (ii) Minimum interior lot width at the front setback line less than required (300 ft. required; 287.1 ft. proposed (Proposed Lot 6.01) and 270 ft. proposed (Proposed Lot 6.02)); and Minimum interior lot width at the point 40 feet beyond the front setback line less than required (300 ft. required; 281 ft. proposed (Proposed Lot 6.01) and 257.6 ft. proposed (Proposed Lot 6.02)).
Applicant further seeks any additional deviations, exceptions, design waivers, submission
waivers, variances, interpretations, continuations of any preexisting non-conforming conditions,
modifications of prior imposed conditions, and other approvals required to use and/or improve
the property as reflected on the filed plans (as same may be further amended or revised from
time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
At least ten (10) days before the hearing, the Application and supporting materials (including
maps and plans) will be available for public inspection Monday through Friday, holidays
excepted, during regular business hours which are typically 8:30 a.m. to 4:30 p.m., in the office
of the Board, within the Morris Township Municipal Building, located at 50 Woodland Avenue,
Convent Station, N.J. 07961. When the Application is called, interested parties may appear at the hearing, either by themselves or by an attorney, and present any questions, comments, objections, or testimony that they may have for the Application. Interested parties may also retain expert witnesses to present any questions, comments, objections, or testimony regarding the Application. Further take notice that the Board may, at its discretion, adjourn, postpone, or continue the hearing from time to time, and you are notified that you should make inquiry to the secretary of the Board and/or monitor updates on the Borough website concerning such adjournments, postponements or continuations. In the event of such a cancellation, you should make inquiry of the Secretary of the Board and/or monitor updates on the Township website concerning the date and time of that next Board meeting.
