NOTICE OF DECISION
City of Hoboken City Council
PLEASE TAKE NOTICE that on January 5, 2026, the City Council of the City of Hoboken (the "Council") adopted a resolution (the "Resolution") memorializing its decision affirming the decision of the City of Hoboken Zoning Board of Adjustment (the "Board") with respect to the approval of the application of Onomar, LLC (the "Applicant") for minor site plan approval along with conditional use approval, use variance, bulk variance and design waiver/exception relief (the "Application") with respect to property in the City of Hoboken having street addresses of 201 & 203 Adams Street, Hoboken, New Jersey 07030 and being designated as Block 41, Lots 1 & 2, respectively, on the City of Hoboken Tax Map (collectively, the "Property"). The City's Council's affirmance of the Board's approval of the Application was in connection with an appeal taken pursuant to N.J.S.A. 40:55D-17.
The Council affirmed the Board's decision to approve the Applicant's Application to demolish the existing site improvements and to construct a five (5)- story mixed-use development consisting of six (6) residential dwelling units and approximately 1,135 sf of commercial/retail/Class III Restaurant space on the Property, along with related site improvements, including, but not limited to, parking and stormwater management infrastructure. The Board's resolution approving the Application was memorialized on November 18, 2025
The Council affirmed the Board's approval of the Application for use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (40 ft. above Design Flood Elevation ("DFE") permitted; 45 ft. above DFE approved).
The Council also affirmed the Board's approval granting certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the Application, including: (i) Lot coverage greater than permitted (60% permitted; 100% approved); (ii) Rear yard setback less than required (30 ft. required; 0 ft. approved); (iii) Aggregate roof appurtenance greater than permitted (10% permitted; 21.3% approved); and (iv) Façade masonry less than required (75% required; 31.5% on the 2nd Street façade approved).
The Resolution has been filed with and is available for public inspection at the offices of the Board or the City Clerk, which are both located at the City of Hoboken City Hall, 94 Washington Street, Hoboken, New Jersey 07030 during regular business hours, which are typically Monday through Friday (9:00 am through 4:00 pm).
