NOTICE OF DECISION
City of Hoboken Zoning Board of Adjustment
PLEASE TAKE NOTICE that on April 28, 2026, the City of Hoboken Zoning Board of Adjustment (the "Board") adopted a resolution (the "Resolution") memorializing its decision granting the application of Onofrio Chillemi (the "Applicant") for bulk variance and design waiver/exception relief (the "Application") with respect to property in the City of Hoboken having a street address of 1008 Bloomfield Street, Hoboken, New Jersey 07030 and being designated as Block 197, Lot 38 on the City of Hoboken Tax Map (the "Property").
The Board approved the Applicant's application to construct a four- (4) story rear addition to the existing four- (4) story building and to convert same from a two- (2) family residence into a single-family residence, along with related site improvements, including, but not limited to, landscaping and lighting infrastructure.
The Board granted certain bulk or "c" variances and design waivers/exceptions in connection with its approval of the Application, including: (i) Building height greater than permitted (40 ft. permitted; 43.3 ft. approved); (ii) Number of stories greater than permitted (3 stories permitted; 4 stories approved); and (iii) Floor-to-floor height less than required (10 ft. required; 9.13 ft. approved).
The Resolution has been filed with and is available for public inspection at the office of the Board, which is located at the City of Hoboken City Hall, 94 Washington Street, Hoboken, New Jersey 07030 during regular business hours, which are typically Monday through Friday (9:00 am through 4:00 pm).
